Ayala Land is the country's largest and most established property developer, and the real-estate arm of the Ayala group. It builds and manages residential communities, shopping malls, office towers and large mixed-use estates — including the Makati central business district, Bonifacio Global City and a string of regional growth centres. Its earnings come from selling homes and lots, leasing malls and offices, and operating hotels and resorts, which gives it both one-off development income and recurring rental cash flow.
